Job Description:

COMMERCIAL REAL ESTATE RELATIONSHIP OFFICER

POSITION CHARACTERISTICS:
This position is responsible for the solicitation and development of credit relationships with real estate investors, and real estate brokers, for commercial real estate loans while rendering quality service in accordance with bank goals to attain growth, profitability and customer satisfaction.

DUTIES AND RESPONSIBILITIES:

1. Knowledge and compliance of the bank's multifamily/commercial real estate loan programs, policies, and procedures.
2. Soliciting multifamily/commercial real estate loans for the bank from present customers, other investors, real estate brokers and other real estate loan referral sources. Cross sell and develop non-credit relationships (i.e. deposit, cash management, investments) from existing and new prospects.
3. Complying with the bank's policies, federal regulations and laws, and state laws.
4. Requesting and collecting all needed loan documentation and fees.
5. Analyze financial statements; revise collateral, documents and process commercial loan applications, making recommendations via the preparation of Credit Approval Memorandum for credit requests.
6. Open escrow, see that the title report had been ordered, and arrange for access to the property by the appraiser and environmental assessor.
7. Review client's loan applications to ensure accuracy and compliance with established criteria, determine eligibility and analyze the customers repayment ability.

9. Having the primary duty to see that contingencies are met before funding.
10. Participating in In-House training programs.
11. Prepare and send out letters of interest after initial analysis and pricing is approved by management.
12. Build effective relationships and trust with clients and potential clients by listening to and uncovering their needs and educating them about the bank products and services that are most appropriate for their situation.
13. Adhere to general bank regulatory procedures including BSA/AML as it pertains to "know your customer."
14. Pro-actively seek information from clients and prospective clients to understand possible changing situations, needs and desired benefits and evaluate product or service alternatives.
15. Establish and maintain thorough prospect file, review and access on a scheduled basis to present new products, services, rate promotions, campaigns, etc.
16. Apply newly gained knowledge, skill or technique to current work and share successes with other team members.
17. Keep updated on changes to banking environment, bank competition and customer's business environment.

SKILLS, KNOWLEDGE AND ATRIBUTES REQUIRED:
1. Ability to research and analyze financial statements.
2. Complete knowledge of all commercial bank laws, bank products, services, policies and procedures as well as cost accounting, financial and statistical analysis, principles of commercial and consumer credit.
3. Ability to use various interpersonal styles and communication methods, depending on customer and situation, to gain their acceptance of a product or service.
4. Ability to work on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently and within established timeframes.
5. Computer literate; fluency in Microsoft Office programs, Excel analysis required
6. Effective sales ability and persuasiveness.
7. Effective oral and written communication skills.
8. Ability to establish and maintain effective work relationships and contacts with professional and business organizations and develop teamwork with co-workers on other related units.
9. Strong problem-solving, negotiation & follow-up skills

ACADEMIC BACKGROUND AND EXPERIENCE:
Bachelor's Degree in Business or related field combined with a minimum of 4 years of experience in commercial real estate lending.
