San Fernando Valley Investment Firm seeks an experienced and highly motivated individual to join the company as a Financial Analyst. In this role, the Financial Analyst will work with Originators, Project Managers and Investors in underwriting and structuring LIHTC investments. The primary function of this position will be to prepare financial models for individual transactions, evaluate transactions based on company criteria, and ensure financial models are consistent with company approvals and various project documents. The position will be based in the Sherman Oaks area of Los Angeles, California.
Responsibilities include but are not limited to:
Evaluate transactions using Hunt Capital Partners proprietary model
Prepare financial forecasts in conjunction with Letters of Intent, Investment Committee, Project Partnership Agreements and syndication to investors
Highlight risks and other issues during course of project evaluation to include:
o Budget adequacy
o Timing of funding
o Adequacy of reserves Lease-up, Operating & Replacement
o Capital Account Sufficiency
o Minimum Gain Analysis
o Residual Analysis
o DSCR trending
Make recommendation regarding modifications to financial structure to maximize return to investors and minimize risk to Originators and Project Managers.
Collaborate closely with outside partners such as sponsors, counsel, accountants, asset managers, and others to ensure timely and high-quality evaluation and analysis results.
Assemble spreadsheets, chart and graphs to provide financial support and analysis to Originators, Project Managers and Investors
Analyze financial forecasts to determine optimal rate of return and net present value for Investors and Originators
Verify that forecasts correctly reflect transaction terms including partnership agreements, loan documents and tax credit documents

Experience: The ideal candidate will have a bachelors degree in accounting, finance, economics, mathematics, urban planning or equivalent, and 3-5 years of related work experience in real estate finance, including experience in the low-income housing tax credit industry, with an understanding of general accounting principles, partnership accounting and tax allocations and loan structuring. Applicant must be proactive, have excellent organizational skills with attention to detail, exemplary oral/written communication and strong analysis and computer skills, particularly with Excel. Limited travel as needed
